Dolphin House

Set back from the lane in its own private walled garden, Dolphin House is one of Tresco’s most exceptional traditional cottages - a grand old granite rectory, beautifully restored and surrounded by mature gardens, sea views and a rare sense of space.

Recently renovated from top to toe, the house has been returned to its former splendour, with original Georgian proportions, high ceilings and generous rooms that feel calm, elegant and wonderfully liveable. 

It is a house with presence, but not formality; spacious enough for gathering, quiet enough for retreat, and perfectly placed for long, unhurried island holidays with family or friends.

A house made for gathering

Inside, Dolphin House feels full of light from the moment you arrive. The drawing room offers a warm, homely space for everyone to come together, with the library area to one side creating a quieter corner for reading, writing, board games or simply retreating for a while without leaving the heart of the house.

The open-plan kitchen and dining room is equally generous: a remarkable vaulted space flooded with light from dawn to dusk. It is a room made for memorable meals, slow breakfasts and long evenings around the table, with doors opening directly onto the patio and garden beyond. From here, far-reaching views stretch across the gardens towards the sea and the uninhabited islands scattered along the horizon.

Beyond the library, a glazed hallway leads through to the annexe bedroom, giving that part of the house a more private, self-contained feel. The wider layout gives Dolphin House a practical ease that makes it particularly well suited to longer stays, larger families and multi-generational holidays.

Bedrooms with space and calm

Dolphin House sleeps ten across the main house and annexe, with bedrooms arranged to give larger families or groups a real sense of space and privacy.

In the main house, the first-floor master bedroom is especially serene, with generous proportions, far-reaching views and a luxurious ensuite. Two further upstairs bedrooms are light, elegant and beautifully proportioned, sharing a family bathroom where a rolltop bath is positioned for a long, restorative soak with the view beyond.

Downstairs, a second master bedroom gives the house even greater flexibility - ideal for guests who prefer to avoid stairs, grandparents, or anyone who would like a little more independence from the upstairs rooms. Set within the main house, close to the drawing room and central hallway, it offers generous, comfortable accommodation without feeling removed from the heart of the home.

Separately, reached through the glazed hallway, the annexe bedroom offers a further private retreat. With its own bathroom and a more tucked-away position, it is ideal for guests who would like to be part of the gathering while still having a little extra space of their own.

With bedrooms arranged across the house and annexe, Dolphin House works beautifully for multi-generational families or friends who want to stay together without ever feeling on top of one another.

A private island garden

Outside, Dolphin House is every bit as special. The large walled garden feels like a world of its own — mature, private and richly planted, with lawns, terraces, winding paths and quiet corners tucked among texture and colour.

It is part garden, part playground, part sanctuary: a place for children to play hide and seek, for long lunches in the open air, for sunlit afternoons with a book, and for evenings as candles, fairy lights and the clear Scillonian sky take over from the day.

To the rear, an enclosed courtyard creates a sheltered suntrap, while terraces and pathways around the house make the most of its elevated position and far-reaching views. From morning coffee on the patio to supper outside after a day on the beach, the garden gives Dolphin House much of its magic.
